How often should air conditioning be serviced?

Typical intervals by use

• Home and small office comfort cooling: once a year, ideally in spring before the cooling season
• Busy commercial office or retail: twice a year, one before summer and one before winter heating use
• Comms and server room cooling: quarterly, because it runs continuously with no seasonal rest
• Commercial kitchens: at least twice a year, more if the grease loading is heavy
• Dusty industrial units and workshops: two to four times a year, driven by filter condition

What actually happens on a service visit

A genuine service is more than a filter wipe. Filters and coils are cleaned so airflow and heat transfer are restored. Running pressures are measured and compared against expected values for the ambient conditions, which is how a slow refrigerant loss gets caught before output collapses.

Electrical connections, contactors and the condensate pump are checked, and drains are cleared and treated so they do not silt up and overflow onto a ceiling. Anything approaching end of life is flagged with a quote rather than left to fail at the worst moment.

The legal side

Systems containing fluorinated refrigerants are subject to leak checking at intervals determined by the CO2-equivalent charge of the system. Why skipping it costs more

A blocked filter or fouled condenser forces the compressor to run longer for the same cooling. That shows up first on the electricity bill and later as premature failure. Most manufacturers also require evidence of regular servicing to support a warranty claim, so an unserviced system can lose cover it was entitled to.
