VRF vs split systems for commercial buildings
Variable Refrigerant Flow (VRF) systems connect one or more large outdoor units to many indoor units — sometimes dozens — across a building, with sophisticated control over how much refrigerant each zone gets. A collection of split systems instead uses separate outdoor and indoor unit pairs, or small multi-splits, dotted around the same building with no shared control network.
This comparison mostly matters for offices, retail units and larger commercial premises rather than homes, where a VRF system is rarely proportionate to the scale of the building.

When split systems win
For smaller offices, single retail units or buildings with a handful of independently used rooms, standard split or multi-split systems are simpler to design, cheaper to install, and easier for most engineers to service and repair. There's no dependency on a single central plant, so a fault in one area doesn't risk the whole building.
When VRF wins
VRF suits larger buildings with many zones needing simultaneous heating and cooling — for example a north-facing office needing heat while a server room next door needs cooling, drawn from the same refrigerant loop. It's also more space-efficient outdoors, since fewer, larger units replace many small condensers, which matters where roof or external plant space is limited.
Cost, control and maintenance
- VRF: higher design and installation cost, centralised building management system control, more efficient in mixed heating/cooling demand buildings, servicing needs specialist VRF knowledge.
- Split systems: lower cost per zone, simpler independent control per room, servicing is straightforward for most F-Gas engineers, but scaling to many zones becomes cluttered and costly outdoors.
- VRF maintenance contracts are typically more involved and should be planned in from the design stage rather than added afterwards.

For most of the small and medium commercial premises we work on — offices, shops, restaurants — multi-split or several independent split systems cover the requirement without the complexity and cost of VRF. VRF becomes worth considering once a building has a genuinely large number of zones or a mix of simultaneous heating and cooling needs that a simple split layout can't handle efficiently.
