Most estates we take on have the same three problems: no complete asset list, no consistent record of what was done last year, and no agreed view of which plant actually stops the business. A PPM schedule built on a guess is not a schedule, so we fix those first.
After that the work is straightforward. Assets are ranked, visits are diarised twelve months ahead, statutory intervals are calculated from real charge data, and every attendance produces a dated record per asset showing readings, work done, parts used, condition and recommendation.

What is the difference between PPM and a maintenance contract?
A maintenance contract usually covers one equipment type on a fixed number of visits. PPM covers the whole cooling estate on one asset register, with the frequency of each visit set by how critical that asset is, plus reactive cover at contract rates and reporting designed to be handed to an auditor, landlord or insurer.
How is PPM priced?
Per asset and per visit, so the annual figure is defensible line by line and moves when your estate does. Remedial works are quoted separately, ranked by urgency, and never carried out without written approval. The survey that produces the planner is free.
Can one schedule cover air conditioning and refrigeration?
Yes, and that is the usual reason clients move to us. Splitting the two across separate suppliers duplicates travel, duplicates paperwork and creates an argument about who owns the plant room.
Do you manage F-Gas leak check intervals?
Yes. Intervals are calculated from each system's CO2 equivalent charge and driven by the planner, so a statutory check is diarised rather than remembered. Records are issued in an auditable format.
We have no asset list. Where do we start?
With a site walk. We survey, tag and record everything, hand you the register, and only then propose frequencies. You keep the register whether or not you appoint us.
Do you cover multi site estates?
Yes. Several sites are quoted as one schedule, which removes duplicated mobilisation and gives you one reporting format across the whole estate.
