What's Involved in an Air Conditioning Service?

A service is more than a filter wipe — here's what should be checked and what changes the price.

Regular servicing keeps a system running efficiently, protects the warranty and catches small problems before they become breakdowns. But what counts as 'a service' varies a lot between providers, so it's worth knowing what should actually be done.

Price is mainly driven by the number of indoor units, the type of system (wall-mounted splits are quicker than ducted or cassette systems), and access — a unit on a high wall or in a tight loft space takes longer to reach safely.

What a proper service includes

  • Cleaning or replacing filters
  • Cleaning the indoor coil and checking condensate drainage
  • Checking refrigerant pressures and looking for signs of leaks
  • Cleaning the outdoor coil and checking fan operation
  • Checking electrical connections and controls
  • Confirming the unit is running at its rated performance

What affects the price

  • Number of indoor and outdoor units on site
  • System type — wall splits, cassettes, ducted or floor consoles
  • Access, including height, ladders or restricted plant rooms
  • Whether it's a routine service or a service that uncovers a fault needing parts

How often to service

For most domestic systems, an annual service is enough to keep things running well. Commercial systems, particularly those running long hours in catering or retail environments, often benefit from twice-yearly visits, and F-Gas rules may require more frequent leak checks depending on the refrigerant charge size.
